Commercial Roofing Sales Estimator
The Commercial Roofing Estimator is responsible for selling to new and existing clients and developing project opportunities through a combination of company-generated leads and self-generated relationships. This position will estimate commercial flat roofing projects by performing site inspections, preparing detailed scopes of work, calculating labor and material costs, and producing professional proposals. The Estimator will manage the pre-construction process from initial walkthrough through contract execution and handoff to operations, including bid packages, submittals, material takeoffs, and cost analysis. This role works closely with Project Management and leadership to ensure accurate pricing, strong client communication, and successful project turnover.

- Perform on-site roof inspections to assess existing conditions, take measurements, and document with photos and field notes.
- Prepare detailed scopes of work for commercial flat roofing systems including TPO, EPDM, PVC, modified bitumen, coatings, and repairs.
- Develop accurate material takeoffs, labor calculations, and equipment requirements.
- Generate competitive and profitable estimates, budgets, and formal proposals.
- Review blueprints, specifications, core reports, and bid documents to ensure full scope coverage.
- Identify exclusions, clarifications, and potential risks within contract documents.
- Coordinate with manufacturers and suppliers for system specifications and pricing.
- Track and manage bid opportunities, deadlines, and follow-ups in the company CRM.
- Present proposals to clients and provide value-engineered solutions when applicable.
- Build and maintain relationships with property managers, general contractors, consultants, and building owners.
- Support Business Development efforts through networking, referrals, and industry events.
- Assist with contract review, submittal preparation, and project handoff to operations.
- Communicate with Project Managers to ensure scope alignment, cost control, and successful execution.
- Maintain organized bid files, takeoff sheets, and sales activity records.
- Follow up on submitted proposals to close opportunities and secure repeat business.

Position Summary

Essential Responsibilities
Project Planning & Management
• Manage commercial roofing projects from contract award through final completion.
• Review contracts, drawings, specifications, estimates, and scopes of work.
• Develop and maintain project schedules, budgets, and execution plans.
• Lead project startup and preconstruction coordination.
• Oversee multiple projects, monitor milestones, and resolve delays or unforeseen site conditions.
• Provide timely progress and performance updates to management.
Field Operations & Coordination
• Coordinate daily activities with superintendents, foremen, and field personnel.
• Schedule labor, materials, equipment, deliveries, and subcontractors.
• Conduct jobsite visits to monitor progress, workmanship, and safety.
• Coordinate supplier, manufacturer, consultant, and inspection visits.
• Ensure installations meet approved specifications and manufacturer requirements.
Budgeting & Financial Management
• Monitor labor, materials, equipment, subcontractor costs, and project profitability.
• Review project expenses, invoices, and purchase orders within assigned authority.
• Prepare and track change orders and additional work authorizations.
• Coordinate progress billing, payment applications, and project documentation with Accounting.
• Identify cost variances and support final project reconciliation.
Client & Subcontractor Relations
• Serve as a primary contact for customers, general contractors, and project representatives.
• Communicate project schedules, progress, changes, and completion expectations.
• Coordinate subcontractor performance and project requirements.
• Participate in meetings with owners, consultants, architects, and general contractors.
• Resolve concerns professionally and maintain positive working relationships.
Project Documentation & Administration
• Maintain accurate project records, schedules, reports, and correspondence.
• Manage RFIs, submittals, change orders, and related project documentation.
• Coordinate permits, inspections, and required project-specific records.
• Maintain organized files in company project management software.
• Assist with payment applications, warranties, and project closeout packages.
Safety & Quality Control
• Promote compliance with OSHA regulations and Nu-Tek safety procedures.
• Coordinate with the Safety Department on inspections, training, and corrective actions.
• Verify proper PPE, fall protection, and safe work practices.
• Address safety hazards and quality concerns promptly.
• Report incidents and near misses in accordance with company procedures.
Qualifications
Required
• 3–5 years of commercial roofing or construction project management experience.
• Knowledge of TPO, EPDM, PVC, Modified Bitumen, BUR, coating, and metal roofing systems.
• Experience coordinating project schedules, budgets, crews, and subcontractors.
• Ability to interpret construction drawings, specifications, and contracts.
• Understanding of estimating, change orders, and project cost control.
• Strong leadership, organization, problem-solving, and communication skills.
• Ability to manage multiple projects and deadlines simultaneously.
• Proficiency with Microsoft Office and construction management software.
• Valid driver’s license and ability to travel to project locations.
Preferred
• OSHA 30 Certification.
• Experience with Procore, AccuLynx, Jobba, or similar software.
• Experience with AIA billing, RFIs, submittals, and closeout documentation.
• Manufacturer training or certifications (Carlisle, GAF, Johns Manville, Elevate, Siplast, or similar).
• Experience with large commercial roof replacements and new construction.
• Familiarity with prevailing wage and public works requirements.
• Degree in Construction Management, Engineering, Business, or related field.

Position Summary
Under the direction of the Foreman or Superintendent, Commercial Roofers are responsible for the installation, maintenance, repair, and replacement of a variety of commercial roofing systems while maintaining Nu-Tek Roof Systems’ high standards for safety, quality, and customer satisfaction.

- Work effectively with crew members, foremen, and project managers.

- Commercial roofing experience preferred, but we are willing to train motivated individuals with a strong work ethic.
- Experience with TPO, EPDM, PVC, Modified Bitumen, BUR, coatings, or metal roofing is a plus.
- Ability to lift 50+ pounds regularly.
