Commercial Roofing Sales Estimator

The Commercial Roofing Estimator is responsible for selling to new and existing clients and developing project opportunities through a combination of company-generated leads and self-generated relationships. This position will estimate commercial flat roofing projects by performing site inspections, preparing detailed scopes of work, calculating labor and material costs, and producing professional proposals. The Estimator will manage the pre-construction process from initial walkthrough through contract execution and handoff to operations, including bid packages, submittals, material takeoffs, and cost analysis. This role works closely with Project Management and leadership to ensure accurate pricing, strong client communication, and successful project turnover.

- Perform on-site roof inspections to assess existing conditions, take measurements, and document with photos and field notes.
- Prepare detailed scopes of work for commercial flat roofing systems including TPO, EPDM, PVC, modified bitumen, coatings, and repairs.
- Develop accurate material takeoffs, labor calculations, and equipment requirements.
- Generate competitive and profitable estimates, budgets, and formal proposals.
- Review blueprints, specifications, core reports, and bid documents to ensure full scope coverage.
- Identify exclusions, clarifications, and potential risks within contract documents.
- Coordinate with manufacturers and suppliers for system specifications and pricing.
- Track and manage bid opportunities, deadlines, and follow-ups in the company CRM.
- Present proposals to clients and provide value-engineered solutions when applicable.
- Build and maintain relationships with property managers, general contractors, consultants, and building owners.
- Support Business Development efforts through networking, referrals, and industry events.
- Assist with contract review, submittal preparation, and project handoff to operations.
- Communicate with Project Managers to ensure scope alignment, cost control, and successful execution.
- Maintain organized bid files, takeoff sheets, and sales activity records.
- Follow up on submitted proposals to close opportunities and secure repeat business.
